Sending Certifications for Review and Approval

Below are ways to avoid a correction request email — and most likely receive a first time approval (aka FAFF email) — for compliance files.

  • The Tenant Income Certification (TIC) reflects correct move-in and effective dates, sources of income are in correct columns and correct income limit / rents were used.
  • All blanks on the application(s), questionnaire(s) and verification(s) have been fully completed. If not applicable, “N/A” has been written on the blank(s) and if needed, clarification has been provided. This includes the Under $5k Asset Certification form.
  • All questions have been completed on the questionnaire(s) and those answered “yes” have been verified and / or clarified.
  • For move-ins, the information on the application has been verified and / or clarified (i.e. student status, house, discrepancy in income, etc.) even if not listed on the questionnaire.
  • The Income Worksheet is fully complete (i.e. if wages, income is calculated by EV, highest paystub and annualized YTD earnings)
  • Income has been calculated using the correct pay frequency:

→  Weekly (52)

→  Semi-Monthly (24)

→  Bi-Weekly (26)

  • Tip income has been included in the income calculations for servers, bartenders, hair stylists, etc.
  • Large increases in income on first year recerts have been verified and / or clarified.
  • Child Support Affidavit is fully complete and child support / alimony have been verified via third-party. If no child support received for a household with children, a statement regarding entitlement to support (i.e. were they ever married to the father(s) of the children or not) is included in the submittal.
  • If applicant / resident is unemployed, an Unemployed Certification has been completed for each unemployed applicant / resident. The fifth or sixth statement (not both) on this form is checked and if applicable, supporting documentation is attached regarding job search. Third-party verification of unemployment benefits must also be obtained if the applicant / resident is not working full-time and is included in the compliance file.
