Important Fair Housing Considerations Pertaining to Leasing

  1. Never stray from your company’s Fair Housing policy for touring an apartment.
  2. Offer to show your model or apartment to any person regardless of a seen or unseen disability.
  3. Never misrepresent or fail to mention available apartment homes, or assume the prospect would be more comfortable in a certain location.
  4. Always be consistent in your documentation, correspondence, and follow up procedures with all prospective residents.  Avoid subjective comments that may be construed as discriminatory.
  5. The rental criteria for being approved for an apartment home, or qualification guidelines should be in writing and prominently displayed.
  6. When a prospective resident asks for specific information about your current resident profile, respond by saying “We welcome any person who meets our qualifying guidelines”.
  7. Note concessions, specials, and move-in incentives programs in your manager’s  log daily.
  8. Include the “Equal Housing Opportunity” logo in all marketing materials and online advertisements.
