Removing a Roommate
Sometimes roommates work out splendidly, while other times they can end in a separation! This section focuses on the procedures to follow before a “roommate” is removed from an existing lease and before a new “roommate” can be added.
Notice of Resident Vacating (Roommate Separation) Form.
- When a resident wishes to vacate an apartment that is occupied with other residents (“roommate”), both/all parties must agree.
- All residents on the lease must sign the Notice of Resident Vacating (Roommate Separation Form), which can be found in the eforms program.
- It is suggested not to release the form outside of the office, but rather have all the interested parties sign the request in the Site Management Office.
- Before a written request to vacate is approved and any resident removed from the lease, the remaining resident(s) in the apartment must income qualify per the property specific Criteria for Residency.
- The original Security Deposit will stay with the apartment.
Roommate Additions
Before a roommate takes occupancy in an apartment, the following steps should be followed:
- The new roommate must apply and qualify per the property specific Criteria for Residency.
- Upon approval of the application, a new lease must be signed by all residents beginning on the effective day the new resident will move-in. This will be a “file change” when completing the Rental Agreement in eforms.
- The lease expiration date should be the original expiration date that was on the original Rental Agreement.
- New roommate(s) must also sign all lease addenda.
NOTE: Rural Development/Tax Credit and Tax Credit properties must first follow all compliance regulations before considering a change of occupancy.
